Project Description

This Belmont one-story exterior repaint was completed by JK Painting Service Corp for a residential home near Winter Street in Belmont, MA. The one-week project included repainting the siding, trim, soffits, fascia, doors, window frames, and window sashes, along with repairs to areas that needed new PVC carpentry.

Preparation was a major part of the work. Loose and peeling paint was scraped and sanded, bare wood was spot-primed, and gaps and joints were caulked before the finish coats were applied. Landscaping, windows, and surrounding surfaces were covered during the project.

The exterior house painting work used Benjamin Moore Regal Select Exterior Paint for the finish coats and Zinsser Cover-Stain Oil-Base Primer on exposed wood where primer was needed.

Background/Story

The homeowner was looking for quality workmanship rather than choosing a contractor based on the lowest price. That made preparation, repairs, and protection of the property an important part of the project from the start.

Areas with peeling paint and exposed wood needed attention before repainting. PVC replacement was also completed where needed so damaged exterior components were addressed before the new finish was applied.

Scope of Services

  • Repainting of all exterior siding and main body surfaces on the one-story home
  • Painting of exterior trim throughout the property
  • Painting of soffits and fascia after surface preparation
  • Painting of all included exterior doors and door surfaces
  • Painting of window frames and window sashes
  • PVC carpentry replacement and installation in areas where exterior components required repair
  • Scraping and sanding of loose or peeling existing paint
  • Spot priming of exposed bare wood to prepare it for the finish coating
  • Caulking of exterior gaps and joints where needed
  • Application of two finish coats across the included painted surfaces
  • Painting of the exterior iron railing in black
  • Protection of landscaping, windows, and surrounding surfaces during the work
  • Final cleanup of the work areas after project completion

Paints/Products Used

  • Exterior Finish Coats: Benjamin Moore Regal Select Exterior Paint
  • Bare Wood Primer: Zinsser Cover-Stain Oil-Base Primer
  • Iron Railing: Black exterior finish

Results

The completed exterior has a consistent finish across the siding, trim, doors, windows, soffits, and fascia. The black iron railing provides a defined contrast against the newly painted home.

Addressing peeling paint, exposed wood, open joints, and damaged components before applying the finish coats gave the new coating properly prepared surfaces. The PVC repairs also replaced problem areas instead of covering them with paint.

The project was completed in approximately one week at a cost between $10,000 and $15,000.
